Home Inspections
A home inspection is a very common contingency for the purchase of most properties. Once you have an accepted and fully executed "Offer To Purchase Real Estate", the property is considered "Under Agreement".
Generally, the home inspection should be completed within the next seven (7) calendar days. If the buyer intends to have a home inspection, please contact as many home inspectors as you feel necessary to discuss your options and costs. The current legislation requires home inspectors to be more accountable to consumers. The State has also created a board of registration to issue state licenses requiring home inspectors to carry errors and omission insurance coverage, all supported by the creation of a public education campaign to inform the public of these changes.
Please check out American Society of Home Inspectors which offers information in regard to home inspections, building defects and a list of licensed home inspectors. Again, your friends, relatives, neighbors and co-workers are the best source for a referral. Alternately, your attorney would also be a good resource for an unbiased recommendation. You might also like to read a Legal Update in regard to home Inspection issues, and may also want to review the Commonwealth of Massachusetts "Facts for the Consumer" in regards to home inspection issues.
The experiences of most of my clients have shown that the home inspector you choose should be familiar with condominiums as well as freestanding homes. The cost is customarily between $200 and $550 (depending upon the property) and would be non-refundable should you not proceed with this transaction.
An inspection can usually be scheduled with a 2-day advance notice. Most home inspectors will submit the written report on the spot or within 24 hours. You should be present for the home inspection, which usually takes anywhere between one to two hours. I will schedule the appointment with all the other necessary parties on your behalf and accompany you.
