How and Why Home Staging Works
Buyers come in all shapes and sizes, but they usually have a few things in common:
- Buyers often complete their tour of the home in a few short minutes… Home staging makes every second count by guiding the eye to the home's strengths, and downplaying its weaknesses!
- Buyers often arrange their furniture the same way that the current homeowners have arranged their furniture... Properly staging your home ensures that the rooms show space, warmth and function!
- Buyers are heavily influenced by their first impressions… Home staging ensures that a positive
impression of the home is being made at every turn - even the basement!
- Buyers want a great house at a great price... "Staging" your home makes the furnishings support the value of the home.
- Buyers are looking for ways to whittle away at the asking price... Staging your home makes changes with results that are affordable, and with results that can save the seller thousands!

By staging your home, it is NOT a poor reflection on the homeowner's personal style or taste!
Why? When a home is NOT for sale, its purpose is to be the homeowner's home or haven; but when the house goes on the market, its purpose is to be sold quickly at the highest possible price!
With experienced, fresh eyes, I will go through your home, inside and out, to find what needs to be cleaned and repaired, removed and rearranged. Curb appeal is important, and I can offer suggestions on how to make the outside of your home shine! Inside your home, I know how to maximize the use of space by rearranging furniture and eliminating clutter. By marketing and selling your home with me, I can show off your home in a tasteful, stylish manner which will persuade potential buyers to say to themselves, "This is where I want to live."
Interior Design
My suggestions and enhancements will dress up your home or condo in a hurry! I will make each room inviting and functional with originality and style ...not the typical look of a model home. I may recommend several options in adding possible improvements. Lighting is most important and often forgotten.
You have only ONE chance to make a great first impression!
Your home is a product.
There are many products in the store.
What makes yours stand out from the others?
I will help you put a clean, uncluttered, beautiful product in the store. You will want to show off the architectural features of your house, not your possessions. Potential buyers have to visualize it as their home. Will it make a comfortable, beautiful home for them?
How I Can Help
Designing a home for selling is very different from designing a home for living.
I will box up clutter, rearrange furnishings to better show the space and create airy and light rooms, yet still keep that cozy feeling in rooms that demand it.
National statistics show that a staged home sells in half the time of a non-staged home and a staged home sells for 5% more than a non-staged home. 76% of realtors recommend that your home be staged before it goes on the market. The minimal cost of staging a home for selling yields a substantial return on your investment.
Suggestions
- Remove family photos, which encourages the buyer to view the property as his home, not yours.
- Check all light bulbs. Increase wattage, if safe in all areas of the home.
- Clean out medicine cabinets thoroughly. Have all of your medications, vitamins, and herbal items out of view.
- Clean out under all cabinets in the kitchen and bathrooms. Determine what you do not need and neatly organize the rest.
- Empty linen closets down to the minimum and freshen paint.
- Go through every closet and pack away what you are not currently using.
- Remove all waste cans from bathrooms, kitchen and baths. Place under counters or in closets so that they are not visible.
- Box up your paperback books. You may also consider contacting a library for a donation.
- Plants should be clean and healthy. Fresh flowers in the kitchen, living or dining areas and baths are nice for a showing or open house.
- Place a bowl of hard wrapped candy by the front door with your Realtors business cards and listings sheet. It encourages others to leave their information that they visited the property.
